1. Location- Firstly we should take all information of the location before buying the property. What is the surrounding area, road connectivity, development, future scope, all these things should be kept in mind because the builder tells you all this but for a long time these things are not available. So if you are looking for a property for your stay or for investment, then look at a nearby location rather than far away. And take full information of that location.

 

2. Builder - Before buying the property, make sure to know about the builder such as how the builder is, how is his history, what is the legacy, how many projects he has delivered, in how many ways he has delivered, delivered at the given time whether or not, the builder is cash rich or not, etc. You must have all this information about the builder. You should not proceed until you get the complete information about the builder.

 

3. Project Detail - A little analysis should also be done about the project like the size of the project, in which way you can get flats, how many flats are on one floor. Also, find out who is the land owner of the project, who is constructing and who is selling i.e. who is the promoter. Because for a long time you only see the promoter and you mistakenly consider him an owner. For this you can also find out by going to RERA or find out by visiting the website of that project, or openly discuss it with the promoter or through which you are going to take the flat. You must take all this information.

 

4. UNIT - By UNIT we mean what is the direction of the flat you are going to take, if Vastu is important for you, so is it right according to your Vastu or not. How is it’s light & ventilation? The South West wind blows in Pune, then we would advise you to get a South Western oriented flat as it will be better for you. Sometimes ventilation depends on the design of the flats, then it is up to your preference what is your choice, you must take all this information.

 

5. Price - When you are taking a unit, then according to what its price is made by furcation, for what things you are being charged. At what time you have to pay, how much you have to pay at the time of agreement and possession, if that time you will not have that much amount, then can the builder give you some flexibility? You must get information about all these things beforehand.

 

6. Loan - If you are taking a loan on your unit, firstly find out about the bank, which bank has what percentage of interest, what is their rate calculation method, pre EMI available or not. If you want to do foreclosure in some time, what will be its causes or if you want to switch banks in future, what will be its charges. You should take all this information in advance so that you do not face any problem after finalizing the property or agreement.

 

7. At the Time of Booking - At the time of booking, you should keep in mind that the unit you liked is booking the same or any other unit. If for any reason you want to cancel the booking, what are the clauses of it, you will get all the money back or not and if you get it then how much will you get?

 

8. Avoid tokens - Nowadays tokens are prevalent everywhere. So we will not advise you for this, unless you take information on all the points mentioned above on the unit, do not take a token or make a booking at all.

 

9. Disbursement of the Loan - You pay attention to when and how much disbursement to the builder, if you have that amount, then you pay by yourself so that your loan amount will be less then interest will also have to be paid less. . And the loan repayment time period will also be reduced.

 

10. At The Time of Possession-  At the time of possession, you must keep in mind that everything that was finalized from your builder before booking or at the time of booking is about the unit (like about the design of the unit or the interior inside. ) Whether you are getting all those things or not, if nothing is according to that, you are dissatisfied then you do not need to panic, you can speak to the builder and get it improved. And only after all these things happen, you take possession.
