Let us first know what the Carpet Area is.
According to Maha RERA, the remaining space except the Outer wall is called Carpet Area. It does not include your Dry Balcony, Enclose Balcony and Terrace but it does include internal walls.
The total area is shown in the cost sheet which includes Dry Balcony, Enclose Balcony and Terrace along with carpet area. The dimension shown to you before buying the flat is the wall to wall and not with the plaster, after the plaster comes to a thickness of 0.5” or 1", then the area will be minus in the dimension shown. Then after getting the flat the exact dimension will not be the same as mentioned in the cost sheet. Many builders specify this as well.
Total Area = Carpet Area + Dry Balcony + Enclose Balcony + Terrace
Carpet Area = Usable Area + Internal Wall (Exclude Balcony, Dry Balcony & Enclose Balcony)
