Faster Home Registrations Made Easy with Builder Offices in Maharashtra

The state registration department is intensifying efforts to boost builder participation in its online registration initiative for first-sale properties. Launched two years ago, the program enables property buyers to complete registration processes at developers' offices in coordination with the registration department. So far, 300 developers across Maharashtra have joined, with over 7,600 property documents registered in the past year. The department, which has trained over 500 developers, expects another 300 to join within two months. While the initiative faced initial technical challenges, it has since been streamlined, with officials and developers highlighting its efficiency and time-saving benefits.

Credai members have called for increased awareness about the e-registration process to expand adoption further. Developers also urged the state government to avoid increasing Ready Reckoner (RR) rates and to reduce stamp duty to 3% to stimulate the property market. Credai state president Pramod Khairnar warned that higher RR rates and stamp duty could hinder market recovery. Buyers who have used the system praised its simplicity, completing registrations in as little as 10-15 minutes when documents were pre-arranged by developers.
