Pune Merged Areas Set for Realty Boom with Implementation of Unified Development Rules

The 23 areas newly merged with the Pune Municipal Corporation (PMC) in 2021 are poised to experience a surge in real estate activity with the impending implementation of the Unified Development Control and Promotion Rules (UDCPR). This move is anticipated to benefit developers and landowners, particularly through relaxations in side margins, paving the way for increased construction of high-rise buildings along the city's outskirts. The UDCPR defines high-rise structures as those exceeding 24 metres in height above the surrounding ground level, potentially leading to a significant transformation in the skyline of the merged areas.

 

Local residents and leaders have long advocated for the implementation of these rules, citing the need for uniformity in construction regulations across all PMC jurisdictions. Developers anticipate a potential 10% increase in the basic Floor Space Index (FSI) after the UDCPR implementation, with the possibility of higher FSIs based on road width and other factors. This move aims to streamline building regulations and avoid complications, especially between the merged areas and other PMC localities, heralding a new era of urban development in Pune's expanded landscape.
