Purandar Airport Project Stalls Property Market Amid Land Acquisition Uncertainty

Property transactions in the Purandar area remain sluggish despite the Purandar airport project receiving technical clearances over a year ago. Official data reveals a slight increase in registrations, with 3,602 sale documents in 2024 compared to 3,315 in 2023. The slow demand is attributed to the absence of a formal land acquisition notification and apprehensions from villagers. Developers and investors have adopted a cautious approach, particularly in the seven villages likely to be affected by the project: Pargaon Memane, Ekhatpur, Munjwadi, Kumbharvalan, Udachiwadi, Vanpuri, and Khanavadi. While some landowners are eager to sell, others remain staunchly opposed, adding to the uncertainty.

The Maharashtra government recently designated MIDC as the nodal agency for the project, with expectations that a formal notification will boost transactions. However, developers argue that large-scale investments will only follow once the government announces a clear timeline for land acquisition. General land transactions in Purandar taluka, which comprises 108 villages, average between 3,000 and 3,500 annually, reflecting limited movement despite the area’s selection as the site for Pune district’s second international airport. Local resistance and uncertainty over land acquisition continue to deter progress in property development.
